The Mod House project represents a landmark collaboration between Mark Boys Builders and Auckland-based architect John McNamara. This project served as the first prototype for “modhouse,” a sustainable, prefabricated small-home concept designed to offer high-quality architectural living at a fraction of traditional Auckland building costs. Set on a compact 341m² site in Hastings, the build was a unique challenge that allowed our team to showcase our precision and adaptability with innovative construction methods.
The Build Process & Innovation This project was a hybrid of the best off-site and traditional building techniques. A standout feature for the Mark Boys Builders team was the use of XLam (Cross Laminated Timber) and Techlam structural systems. Our crew achieved a remarkable feat: starting at 7:30 AM with just a concrete slab, the entire primary structure was erected in just four hours. This efficiency is a testament to the “mass customisation” model—delivering a design-rich, low-energy home through streamlined assembly without sacrificing the bespoke feel of a custom build.
Design & Sustainable Features To combat the Hawke’s Bay climate—with its cold winters and hot summers—the design prioritizes passive solar gain and cross-ventilation. Key features include:
Thermal Performance: Double-glazed First Windows & Doors joinery, including 2-meter over-the-wall sliding doors on the ground floor for seamless indoor-outdoor flow.
Sustainable Materials: Beautiful cedar cladding provides visual warmth, while whitewashed laminated timber posts and a concrete slab floor provide essential thermal mass.
Smart Layout: An airy, open-plan interior featuring a perforated steel staircase and a restrained palette of wood and white to maximize the sense of space.
The Result The Mod House is more than just a residence; it is a successful “testing ground” for sustainable modern living. By getting the details right from the start, we transformed a decade of architectural sketches into a functional, comfortable family home.
